Variety has sometimes been quite sloppy about counting the numbers of previews and performances played by shows, and this was one of those cases. The production seems to have played 44 previews, not 31. Indeed, if you look at Variety's totals for each individual week of the production's run, from the start of previews till the closing performance, it adds up to 44.
When previews started on January 26, 1981, the opening was to have been February 19. On February 10, it was reported in the New York Times that the opening was being postponed to February 25. On February 23, the New York Times reported that the opening was being postponed again, this time to March 5, when the production did open. This same report misstated the starting date of previews, saying they had started on February 1 rather than January 26.
